Glengowrie runs from the Glenelg tram line south to Oaklands Road, with Morphett Road on its eastern side. Its western tip is about 2 km from the beach, and most residents own their homes, so the streets have a settled, family feel.
The median house value is $1,311,378, up 78.2% over five years, and units sit at $690,961. 112 properties sold in the past 12 months, a steady turnover for its size.
Houses rent for a median $710 a week and units for $560, for gross yields of about 2.8% and 4.2%. High owner-occupancy keeps rental supply tight.
Our team at Ray White Glenelg | Brighton sells and leases homes across Glengowrie and the surrounding suburbs every week. We can tell you what buyers are paying, how long homes are taking to sell and what your property could rent for.
Glengowrie was first subdivided in 1936 and sold as the New Centenary Suburb, named after Lord Gowrie. Much of the housing is solid 1940s to 1960s brick, along with a large share of semi-detached homes and a growing number of modern rebuilds. Blocks are generally regular and level, which suits families and people looking to build new.
The beach at Glenelg and Brighton is close, and so is Westfield Marion. The Glenelg tram runs along the northern edge, with the tram depot and Morphettville Racecourse right next door. Hazelmere Reserve on the southern side has a fenced dog park, and the Sturt River Linear Park trail crosses the north-east corner.
